Measuring brickwork: from drawing to quantities without guesswork

Brickwork is one of the biggest single packages on most domestic jobs, and one of the easiest to measure properly. The method has not changed in a hundred years: net area, times a factor, plus waste. What kills accuracy is skipping steps, not hard maths.

Start with net wall area, not gut feel

Every brickwork take-off begins the same way. Work around the plan, wall by wall, and multiply length by height to get gross area. Then deduct the openings: windows, doors, and any opening bigger than about half a square metre. What is left is your net area, and everything else in the measure hangs off that number.

Two habits keep this honest. First, measure lengths on the centreline of the wall for enclosed shapes, so corners are counted once rather than twice. On a small extension the difference is a few hundred bricks, which is real money. Second, take heights from actual levels: top of foundation to damp course, damp course to wall plate, gable triangles as half base times height. Do not measure "to roughly the gutter". The drawing has the levels on it, so use them.

The factors that turn area into materials

UK bricks are standardised at 215 x 102.5 x 65 mm, laid with a 10 mm joint. That geometry gives you the numbers every estimator carries in their head:

These are industry rules of thumb, not gospel for every bond and joint. Flemish bond, wider joints, or reclaimed imperial bricks change the arithmetic, and a facing brick with heavy texture wastes more in cutting. But for a modern cavity wall in stretcher bond, 60 per square metre plus waste has priced millions of jobs and will price yours.

Waste: the honest percentage

Bricks break in the pack, get cut for reveals and closers, and get walked into the mud. The trade convention is 5 percent waste on straightforward facework, nudging towards 10 percent when there are lots of cut angles, curved work, dog-legs, or a brick that snaps if you look at it wrongly. Blocks generally run at 5 percent. Mortar waste is real too, especially in cold weather when half-used spot boards go off.

The mistake is not choosing 5 versus 10 percent. The mistake is forgetting waste entirely, then losing the difference from your margin. Put it on every materials line as a matter of routine, and if a merchant delivers seconds or a pack short, you have room to absorb it without a phone call to the client.

Do not forget the specials. Cills, copings, plinth headers, arch bricks and matching air bricks are priced each, often on long lead times, and a single special can cost more than twenty commons. Count them off the drawings separately. They never come out of the 60-per-metre allowance, and forgetting them is one of the classic estimating mistakes that quietly kill margin.

What travels with the brickwork

A brickwork package is never just bricks and muck. When you measure the walls, measure the attendant items in the same pass, because they are all driven by the same dimensions:

Measure these off the same elevations at the same sitting and nothing gets orphaned. Come back later and you will miss one, usually the cavity trays.

From quantities to a price

With net area, factors and waste sorted, pricing is mechanical. Materials: bricks at the merchant's per-thousand rate, mortar by the bag or silo, sundries counted. Labour: a bricklaying gang lays a broadly predictable number of bricks a day depending on the work; straightforward stretcher-bond facework flows fast, while heavily cut work, arches and detailing slow everything down. Price the awkward areas at an honest slower rate rather than averaging the pain away.

Then sense-check the total against the net area. If your all-in facework rate per square metre looks wildly out of line with what similar jobs have cost you, something in the measure is wrong: an undeducted opening, a missed gable, waste applied twice. The per-metre check catches arithmetic slips that line-by-line reading never spots.
