Waste, skips and disposal: small lines, real money

No client ever chose a builder for their skip strategy, which is exactly why disposal is the most carelessly priced section of most quotes. But on a strip-out or a dig, waste is not a rounding error. It is hundreds or thousands of pounds that either got estimated or got absorbed.

Why the waste line gets squeezed

Disposal suffers from three estimating diseases at once. It is unglamorous, so it gets seconds of attention while the glazing gets hours. It is priced from memory, usually the price of the last skip, not the six this job needs. And it is systematically underestimated because of a physical fact most people never internalise: waste gets bigger when you break it.

Bulking: the physics that breaks your estimate

Material in the ground or in a wall is compact. Break it out and it fluffs up with air. Excavated soil expands by roughly a quarter to a third when dug; broken brickwork and rubble by a third to a half; and plasterboard, timber and general strip-out waste can occupy two or three times their built volume once they are a tangled pile in a skip. Estimators call this the bulking factor, and ignoring it is why the "two skips should do it" job ends up on skip number five.

Suppose you dig footings of 12 cubic metres measured in the ground. At a bulking factor of 1.3 you are carting away roughly 15.5 cubic metres, and since a typical 8-yard builder's skip holds about 6 cubic metres and has weight limits that soil hits before volume, that "small dig" is realistically three heavy skips or a grab lorry. Which brings us to the second discipline: matching the vehicle to the waste.

Skips, grabs and the right tool per waste stream

Once volumes are honest, the vehicle choice is arithmetic. Skips suit mixed waste arriving gradually over weeks. Grab lorries beat skips decisively for large single loads of inert material like soil and rubble: one visit, no permit on your drive pile, and a price per load that usually undercuts the equivalent skip count. Wait-and-load skips solve the tight street where nothing can stand overnight. And for a strip-out that generates its waste in two intense days, a roll-on-roll-off container may be cheaper than a parade of eights.

The wastes that do not go in the skip

A handful of materials carry their own rules and their own prices, and finding them mid-job without an allowance is painful:

Remember also the legal baseline: as a business you need waste carried by a licensed carrier with transfer notes. The paperwork costs little and protects you; fly-tipped waste gets traced back to the producer, not just the van driver.

The one-line rule: never write "waste: 500" on a quote again. Write the streams: dig waste, strip-out, roof, boards, permits. Five short lines take two extra minutes, survive client scrutiny, and force you to actually count the skips.

The cheapest skip is the one you never hire

Disposal cost has a lever on the other side: generate less, and segregate what you do generate. Crushed hardcore from the demolition can often become the sub-base for the new slab or drive, saving both a grab load out and an aggregate delivery in, provided it is clean and the engineer is content. Accurate ordering trims the offcut mountain: a cutting plan for boards and timber lengths matched to the design wastes less than habitual round-up ordering. Segregation pays too, because a clean load of inert rubble tips cheaper than a mixed skip, and metals are worth money rather than costing it. None of this is glamorous, but a builder who saves one skip and one grab load on every job banks the price of a decent power tool each time, quietly, forever.
